Sarasota Real Estate Update ~ May 2017

Statistics for closed sales in the Sarasota/Manatee marketplace were released yesterday and the news is much the same as April's report ~ an increase in new listings, slight rise in median prices, and rise in closed sales when compared to the same time in 2016.

Here is a synopsis of the press release:


  • combined closed sales for Sarasota {condos and single family homes} increased 10.1% over 2016;

  • combined closed sales for Manatee increased 1% over 2016;

  • in the two-county area, year-over-year sales increased 5.9% over April 2017 numbers;

  • while the median price slightly decreased in Sarasota for single family homes {1.1%}, Manatee median price increased 7.8%;

  • active inventory is up in both counties over May 2016 with year-over-year inventory for Sarasota up by 10.9% and Manatee up by 6.6%. ¬†However, compared to April 2017, inventory is down in both counties, with Sarasota decreasing by 3.9% and Manatee decreasing by 3.2%


Inventory by all builders in the Sarasota/Manatee is difficult to assess, with many new home builders opting to list their inventory in the MLS system but with others relying on in-house marketing to draw buyers, thus complicating the assessment as to what "real inventory" is actually for sale in our marketplace.
