Lakewood Ranch Expands Into Sarasota ~ New Construction Coming
The southernmost part of Lakewood Ranch opened with construction activity as 2017 made its debut with construction equipment poised to move piles of dirt and stone for Waterside, the only part of Lakewood Ranch that will be in Sarasota county. By summer, industry spokesmen say that Waterside with begin to take on a very different look with sparkling lakes and new lawns surrounding newly constructed homes and town homes.
The first phase of residential construction includes 775 properties, primarily single-family homes with town homes in two parcels. Waterside's name will is definitely appropriate with nearly every homesite listed as waterfront property. National builders, Homes by Towne and the Pulte Group, will be the development's first builders. Homes by Towne has not yet announced prices for its Lakehouse Cove neighborhood but models are expected to open in the fall. Model homes for Pulte and pre-sales are expected to begin soon. Pulte's neighborhood, Shoreview, will have homes starting in the $500s and a grand opening is expected to be held in late fall.
Newly constructed apartments are about to get underway and will be located at the community's western most boundary, or next to I-75, leaving the prime areas for new construction of homes, townhomes and condominiums.
Most integral to the success of Waterside will be its town center called Waterside Place. Plans are now being finalized but spokesmen for SMR, the developers of Lakewood Ranch, said the town center will include more than 20 buildings, with apartments above many and retail on the ground level of most of them. The town center will have a view of a mile long, 250-acre lake. There will be spots for a farmers market, boat dock, public park, dog park, waterfront restaurants, bakeries and cafes.
SMR Vice President of Planning, Richard Bedford, calls the town center "the golf course for Waterside. It's where the social environment is. This is a downtown urban core."
Lakewood Ranch is a master-planned community now primarily in Manatee County, located just over the Sarasota County border, or University Parkway, which is the dividing point between the two counties. It is a sprawling community with thousands of acres devoted to bike paths, walking trails, golf courses, clubhouses, and gated neighborhoods, with any type of real estate one would want to consider, from town homes in the $100s to villas to condominiums to single family homes to luxury estates in the $1,000,000s. There are "lifestyle" neighborhoods, catering to a resort-lifestyle with planned activities, recreation center, community pool, world-class fitness centers, and dining rooms. There are golf course neighborhoods catering to the golfing lifestyle with luxury clubhouses with upscale amenities and fine dining. There are neighborhoods of luxury condominiums located within walking distance to Lakewood Ranch's Main Street as well as urban condos located above the storefronts on Main Street. There are estate homes behind the impressive, Italian-inspired gates of The Lake Club, the ranch's top neighborhood in terms of luxury and price. There are family neighborhoods of homes located near parks and the ranch's many schools as well as the new over 55+ neighborhood Del Webb is building. There is virtually something for everyone in Lakewood Ranch. Projections are that Waterside will satisfy much demand for buyers liking the concept of Lakewood Ranch but wanting to live in Sarasota County.
