Sarasota Real Estate Update ~ May 2017

Statistics for closed sales in the Sarasota/Manatee marketplace were released yesterday and the news is much the same as April's report ~ an increase in new listings, slight rise in median prices, and rise in closed sales when compared to the same time in 2016.

Here is a synopsis of the press release:

combined closed sales for Sarasota {condos and single family homes} increased 10.1% over 2016;
combined closed sales for Manatee increased 1% over 2016;
in the two-county area, year-over-year sales increased 5.9% over April 2017 numbers;
while the median price slightly decreased in Sarasota for single family homes {1.1%}, Manatee median price increased 7.8%;
active inventory is up in both counties over May 2016 with year-over-year inventory for Sarasota up by 10.9% and Manatee up by 6.6%.  However, compared to April 2017, inventory is down in both counties, with Sarasota decreasing by 3.9% and Manatee decreasing by 3.2%

Inventory by all builders in the Sarasota/Manatee is difficult to assess, with many new home builders opting to list their inventory in the MLS system but with others relying on in-house marketing to draw buyers, thus complicating the assessment as to what "real inventory" is actually for sale in our marketplace.... read article

A Day At The Beach!

One of the Great things about living in Sarasota Florida is the abundance of beautiful beaches. From Anna Maria Island to Bradenton Beach to Longboat Key to Lido Key and to Siesta Key Beach, just named again, the No. 1 Beach in the country!
On a day off from work, they are easy and quick to get to. We relax, read and enjoy the white sand and super clear water. Restaurants are just a short walk away or sometimes we pack a lunch and never leave the beach. The summertime is the best time to go because the Gulf water temperature is just right for swimming and cooling off from the sun. Also, because we live here, we don't have the expense of a hotel room. It doesn't get any better than this, in our minds. We truly live in Paradise!

A Free Ride On Siesta Key Breeze

Someone came up with a brilliant idea to offer a free trolley service on Siesta Key this past spring and it has really taken off since that time.  It is totally free and services the entire island, so a visitor or resident can be at Turtle Beach, the southern tip of Siesta Key, get on the trolley and take it back to Siesta Key Village's shops, restaurants, cafes, and bars. And then take it back to Turtle Beach later in the day or evening.  After all, many of us are here loving the lifestyle and having a world renowned beach, on island time, within minutes of our homes.

The trolley service is from SCAT ~ the Sarasota County Area Transit ~ and runs daily from 8 am to midnight.  There are regular stops but people can flag down the trolley as well.  The idea was generated to help reduce traffic on the key, a favorite beach destination of locals as well as tourists, and open parking spaces on the island.  SCAT used state grant money to start the pilot program and from the first week, there were over 1,000 riders a day, twice... read article

The Arts Is Driving Sarasota's Economy Today

A hot off the press survey shows that the economic impact of the arts in Sarasota is up more than 60% in Sarasota and Manatee counties.  The area's arts and cultural leaders have long insisted that an investment in the arts and our inherent culture here is one of the best ways to keep Sarasota's post-recession economy humming and in fact, booming.  Now fresh survey numbers back their argument.

A data-intense economic prosperity survey released this past weekend showed that the arts and cultural organizations and audiences/participants pumped $295 million into the Sarasota county economy in 2015, up 64% from $180 million in 2010, the last year the survey was taken.  And Manatee county, participating for the first time since 2007, saw the impact on arts, cultural and heritage events going from $29.4 million to $47.4 million, a 61% increase.

Jim Shirley, executive director of the Arts and Cultural Alliance of Sarasota County, stated this about the results:  "The thing that impresses me most is that...as the economy is coming back, the arts are not only remaining strong, they're kind of leading the way....This is something that says the arts are not only important in Sarasota county, they are a definite contributing... read article

The Sarasota-Manatee Region Tops A List Of Florida's Best Cities For Young People To Start Their Own Business Ventures.

The Sarasota-Manatee region topped a recent list by MoneyRates.com, a personal finance website, as the best Florida city for young people to start their own business ventures.
Charlotte County tied for seventh, one of the six Florida communities to make the top 10 list.
The ratings scored high population growth rates, education attainment, young adult affluence and the business tax environment. It did not consider such factors as affordable housing and job opportunities, two often discussed sore spots among the region's millennials.
Sarasota-Manatee and Charlotte were cited as places where an entrepreneur's investment might have the best chance of success.
"A common link is the state's favorable tax environment, which the Tax Foundation ranks as the fourth best in the nation," MoneyRates said of Sarasota-Manatee. " This particular community won the top spot overall by also finishing in the top 10 in each of the other three categories, including a third place ranking in young adult affluence.
The high rating for young adult affluence might puzzle some here, where long-stagnant wages are just beginning to show some growth. Sarasota-Manatee Region One Of The Hottest Markets For New Home Construction Last Year.

The Sarasota-Manatee region was one of the nation's hottest markets for new home construction last year.
The two counties ranked 27th for residential building among the 50 largest new-home markets in 2016, according to a report by data supplier Metrostudy.
Sarasota-Manatee moved up one spot from 2015 and two places from the 2014 rankings.
The region's top 10 builders closed on 4,247 new homes in 2016, which was 19 percent more than the previous year, Metrostudy said.
Neal Communities, based in Lakewood Ranch, was the top local builder with 861 closings in 2016, Metrostudy reported. That represented an 18.7 percent share of the market.
D.R. Horton, a national builder that ranks No.1 nationwide, was second in Sarasota-Manatee with 789 closings, a 17.2 percent market share. Miami based Lennar Corp. was third, followed by PulteGroup and Bonita Springs based WCI Communities.
In the first quarter of 2017 construction started on 1,370 local single-family units, down 4.4 percent from the same period last year. Rising prices are pressuring growth, but Sarasota-Manatee remained one of just two metro areas in Florida where new home construction remains ahead of its historical average.

Sarasota Real Estate Update ~ April 2017

Released statistics by our Realtor association regarding April 2017 reflects an increase in single family closed sales, median sales prices and inventory in the two county area of Sarasota/Manatee, when compared to April of 2016. Here are the results of the housing market for April:

Closed sales for single family homes in Sarasota increased by 8.3% while in Manatee, sales were up 1.5%.  Condo sales however, decreased in the month of April as compared to last year, with Sarasota sales decreasing 0.3% and Manatee condo sales decreasing by 22%.
Median prices for Sarasota's single family homes were up by 9% to $272,500 while condo prices showed a slight decrease by 1.4% to $215,000.  In Manatee county, single family homes increased in median price by 5.4% to $295,000 while condos in Manatee increased by 2.1% to $170,000.
The number of properties put on the market in April also decreased in both counties when compared to March, an indication of the end of our "seasonal" market.
Inventory continues to be very tight and compressed in the lower price ranges, particularly under $300,000.  There is some good news however ~ a 9.3% increase of active listings compared to April of 2016 will offer... read article

Kudos For Sarasota County Students!

Sarasota County students tested higher than the state average in every Florida Standards Assessment category, according to results released late Thursday.
Every grade measured- 3 through 10- outperformed FSA averages in English language arts by double digits. Although local mathematics tallies weren't as strong, Sarasota students measured grades 3 through 8 also bettered DSA averages in wild fluctuations, from a single percentage point by seventh-graders to the whopping 29 percent among eighth-graders.
Statewide, eighth-grade math scores were the lowest across-the-board category, with a 46 percent proficiency, a two-point drop from 2016. That's where Sarasota eighth-graders put the most distance between them and the rest of the state. Their 75 percent proficiency was 3 points better than last year, a 29 point margin ahead of the state average.
The results are produced by every student in the system-including charter school students, those with learning disabilities and English-language learners.
Sarasota County is one of just three Florida counties maintaining an A rating the by Florida Department of Education, and test scores are a big reason. Individual district and school ratings for 2016-17 are expected later this summer. Just another good reason to be living in Sarasota County!
